Tips on Interior Design

* Decide on a mood for the room before actually working in the space. The atmosphere for a room could be anything from creative and modern to classical and traditional.




* Incorporate a variety of textures and patterns into whatever room you are designing. The textures help draw the eyes and detail different areas of your living space.


* If you are working in a room that does not have windows or much natural light, use light colors when painting. Always go for white trim . . it really makes your colors pop!

Pricing Your Home



The most important thing to remember when pricing your home  . .  the market determines its value.

Inevitably, the question always arises from sellers " Can we try to market for awhile at ____ and then if we have no activity we will reduce to what you have suggested?"

Real estate agents typically don't have a problem with this, but it is not something that we recommend or even encourage . . for a couple of reasons.

1. Buyers are super educated. Everything they want to know about a property they can find out online before even talking to an agent. If they deem the house to be overpriced, most will not give the home an opportunity. Even once the price has been reduced on the home, they typically do not come back.

2. If you are having showings, the home can become "show worn." Translation - lots of showings, no activity, usually little feedback.

3. The home can be used by other agents for leverage. They may show your property only in comparison with other realistically priced homes.

4. The longer the home is on the market, the less probability the sellers will get as much as they should.

Being familiar with the market is crucial in pricing your home. One must listen to what the market dictates, even if it is what we don't want to hear! However, pricing your home in tune with the market will result in a sold property!

Cheap Home Improvements

We are all constantly looking for ways to improve our homes without breaking the budget. Below is a list and great place to start when looking to freshen up your space, whether marketing your home or just because!

1. Clean the top of your stove and the inside/outside of your oven. Invest under $7 for an oven liner and use it! Spills go on the liner, not the oven! The liner is easier to use than aluminum foil and can be rinsed and reused over and over.

2. Make sure your shower curtains are clean and dry. While glass doors are wet from your shower, use Greased Lightning or something similar to stop scum from building up. If you are a little behind on your shower cleaning, first wipe the door down with Old English Liquid Lemon Furniture Polish. You will get rid of any built up scum right away. The liquid polish is slippery, so be careful and don't spill any!

3. While we are on the subject of bathrooms, if you are marketing your property, make sure you put up all of your toiletries, etc. Clear off your counter completely. Nothing makes a bathroom look appealing to a  potential buyer like clean, clear space.


4. Sweep, wash and vacuum all floors. If possible, go ahead and throw a wax or floor shiner down. Be careful not to over do the wax, though!

5. Sweep/pressure wash front door and porch area and keep front door wiped down. Curb appeal not only attracts potential buyers, but welcomes you home everyday!


There are literally a million small things you can do for little to no money that will improve your living area and certainly help sell your home. Just remember, less is best!

As a Realtor in Cherokee County for the past 6 years, I have found that I love helping buyers and sellers make the next transition. I have learned (and am always learning!) so much about real estate. Studying our local market here in Cherokee County is something I enjoy and am familiar with.
